1. What is the difference between a traditional condominium and a hotel-condominium hotel?

By local law, Reno hotel-condominium owners can use their unit 28 days a year. However, unlike a traditional condominium, hotel-condominium owners have the option of participating in the hotel rental program and sharing in the revenue that the unit generates.

Hotel-condominiums are also purchased as fully furnished units. This allows unit owners to enjoy professionally designed and appointed units without the time consuming hassle of designing the unit themselves. In Grand Sierra's case, the units are appointed by a world-renowned designer - Dodd Mitchell. Purchasers of traditional condominiums would need to design, furnish and maintain the unit themselves.

Lastly, hotel-condominiums offer unit owners the same amenities and services as hotel guests, which range from room service and housekeeping to direct access to our exclusive restaurants and clubs.

2. Why have hotel-condominiums become so popular?

It is a concept that makes sense. If structured correctly, everyone wins. The hotel-condominium concept allows worry free vacationing and travel to your second home.

3. Can family members and friends use the owner's unit?

4. Can unit owners furnish their own units if they wish?

All units are purchased fully furnished. The owner must comply with the hotel's interior design specifications. However, the owner is free to bring any personal items while they are staying in their unit, which are taken with them when they leave or placed in storage.

5. What are the fees associated with owning a hotel-condominium?

All unit owners will become members of the HOA (Home Owners Association), which will establish a budget of shared expenses. These expenses are then assessed to all unit owners on a monthly basis. Owners that participate in the hotel rental program may be assessed other fees. Owners will also be responsible for the yearly property taxes and insurance for their individual units.

6. How do you finance a hotel-condominium purchase?

Hotel-condominium purchases may be financed through a lending institution just as any other real estate purchase.

7. What type of ownership is a hotel-condominium?

A hotel condominium is owned in fee simple, just like a standard condo or your house. Unlike timeshare, the hotel-condominium is not a shared ownership of the individual unit.

Potential owners treated to sneak peek of new Hilton condos

Construction on the new hotel/condos at the Hilton has not started yet, but potential owners are being treated to a sneak peek. 

People were able to actually walk through a life size model of what the condos will look like. It's a project that is helping several people choose Reno over Los Angeles or Las Vegas.

For those who took the walk through the model hotel condo, it was an eye opening experience -- and that was exactly the reaction designer Dodd Mitchell was aiming for to lure potential buyers.

"Style mostly, just worried about going into the the Vegas casinos and how loud, I just went for more of a home feeling and just comfortable."

In each room, Dodd payed close attention to every detail from the marble bathroom to the flat screen TVs throughout unit.

"Forty-two inch flat screen int he living room, 360 thread count sheets, silk covers, you name it, its luxury."

Realtor Trung Lam from San Jose, California said he was sold. "As a realtor, I have a lot of buyers, 30 people under contract so far."

Lam even bought two for himself.

The condos range from just over 200 thousand to the millions -- from 420 to 2,100 squre feet.

Lam says that's cheap. "The price only half compared to Las Vegas condos."

Sherman King and his broker John Sanchez also came all the way from San Jose to view the model. The price grabbed their attention as well. "The ones in Vegas are into the four's and up, couple of grand here, I imagine it's starting we haven't seen anything like this as far as LA."

Officials say construction will start as soon as the Hilton hands over the keys. That might happen as early as next month.
